As custom homebuilders in the Seattle area for four generation, one question that we’ve heard more than any other over the years is, “What is it going to cost to build the custom home I want?” There’s no doubt that if you’re considering building a custom home in Seattle, Des Moines, Burien, Federal Way, or one of the surrounding areas, you’ll want to ask the same question—and you should!
Of course there are a lot of variables that go into the answer to that question. And the answer will be different for almost everyone who asks. But let’s look at a few of the major variables that will determine what your cost will be.
Your Lot: The money you spend on your lot will be a major determining factor in the cost of your custom home. Lot prices, of course vary all over the greater Seattle area. And there are a number of factors that will affect the cost of your lot. Location, of course is a big factor (and can include premium charges for views). The size of your lot influences cost as well. And the amount of preparation required to build on some lots before building can sometimes cost as much as the lot itself.
Building Materials: The kind of materials you choose for building your home will dramatically affect the end price. For instance, if you use a lot of stone that’s not from the Seattle area you’ll pay for shipping in addition to the cost of the materials. The same is true for flooring material and for cabinets (generally the most expensive single component in your kitchen).
Degree of Customization: Naturally, you want a custom home to bear your imprint and to reflect your personality. But there are ways to customize a house that are less expensive than others. If you opt for a complex design that adds a lot of unusual angles for instance, that will drive the cost up considerably. Building things with right angles is easier, faster, and less expensive. This doesn’t mean your shouldn’t do it, but you’ll pay a premium.So what will it cost to build your custom home in the Seattle area?
